Welcome to Caer Beris Holiday Lodge Park, Builth Wells, Powys

Caer Beris Lodge Park is situated just outside the spa town of Builth Wells near to the Brecon Beacons, an area of outstanding Welsh countryside.

Situated in 34 acres of neatly maintained grounds, the park provides a wonderfully relaxed atmosphere for private holiday lodge owners.

Outstanding Countryside

Caer Beris itself is the site of a historic fort and the stunning Caer Beris Manor Hotel. Access to the hotel is gained from the park grounds by crossing the wooden walkway bridge which spans over the River Irfon. Owners are welcome to visit the hotel and take advantage of the facilities and events held throughout the year..

The park was formally part of Lord Swansea’s estate and is approximately thirty years old. Blissfully it provides very little amenities in terms of shops, swimming pools and playgrounds although residents are able to take advantage of the private fishing lake and riverside setting as well as the many walks and cycle routes this exceptional location provides.

How long are the licences on the lodges?

Each lodge comes with a standard 25 year licence. This can be extended, at additional cost, if desired.

What choices of lodge are there to site at Caer Beris?

We work with a number of reputable lodge manufacturers who design and build a range of quality units.

Are there any restrictions regarding the lodge that I can purchase?

It is important that the exterior of the lodges complement the surroundings and the park. Apart from that, the size, layout and interior design is entirely your choice.

Can I rent out my lodge?

Yes, you are permitted to rent your holiday lodge.

Is the park open 365 days a year?

No. We are open from the 19th February to 5th January each year.

Can I live permanently on the park?

No. This is strictly a holiday park with no residential status.

Are children allowed on the park?

Yes, well behaved children are welcome, however there are no designated play areas.

How much do lodges cost?

Lodges start deom £79,995. However, at this price the lodge will be at the smaller end of the range.

Are dogs allowed on the park?

Yes, we do allow dogs, but they must be kept under control at all times.

What other costs are involved when purchasing a new lodge?

Annual site fees of £2,200 (+VAT) will be payable. Services (rates, water rates, water and sewerage) amount to approximately £350.00 per annum. Electricity is metered and invoiced quaterly.

About the owners...

Caer Beris Holiday Lodge Park is family owned and was purchased in 2014. with a view to further improve the park whilst maintaining its current appeal and character.

The owners have vast experience in the parks industry (started by their grandfather) and also own two residential parks, one in Essex and one close by in Hereford. They are also a members of the British Holiday and Home Parks Association (BH&HPA) which reaffirms their professional approach and commitment within this industry.
